Why are my mall REITS down so much?

Is it the stock market in general or an anticipation that if there's a gas shortage, there will be extreme inflation causing stores to pull out of malls??? Specifically I'm looking at PEI which despite paying over 6% dividend is down like 10% or so in past couple days.
